Quick answer
The real nightly cost of a short-term rental is the total after cleaning and service fees divided by nights — short stays are hit hardest by the flat cleaning fee.
Real nightly = (rate × nights + cleaning + service + tax) ÷ nights

Frequently asked questions
Why do short stays cost so much more per night?
The cleaning fee is flat, so on a two-night stay it can add 40% to the nightly cost while on a two-week stay it barely registers.
When do weekly discounts apply?
Most hosts set a weekly discount at 7 nights and a monthly one at 28 nights, and both are applied to the nightly rate before fees.
